Why Now Is the Time to Sell

When it comes to selling your home, timing is everything. When you sell can affect everything from the price you’ll get, the time it takes to find a buyer and even your need for expensive pre-sale renovations. Luckily, the current real estate market is in your favor. Matt Dejanovich at Real Estate One introduces a few of the reasons why now is the perfect time to sell your home in Ann Arbor, Michigan, or the surrounding areas.

A Shortage of Available Homes

A housing shortage is always a good time to consider selling, and that’s exactly what we have right now. The current housing inventory is incredibly low. Experts have named a multitude of reasons for this trend. While it’s difficult to pin the shortage on a single cause, here are a few potential culprits:

  • Fewer newly constructed homes
  • Homeowners spending more time in a single house
  • COVID-19 limiting the number of willing sellers

Whatever the reason, there are simply not enough houses for sale. This creates what is called a sellers’ market. In short, this term refers to any time when there is more demand than supply. As a result, anyone who lists their home on the real estate market has more power to be picky. You can set a higher price, be more selective about buyers, and still sell your home fast.

Pent-Up Demand from COVID-19

While the pandemic might seem like a bad time to sell, it may actually be a massive advantage. The early months of COVID-19 came with quarantines, shelter-in-place orders, and bans on social gatherings like open houses. Now, however, people who had to abandon their moving plans earlier in the year are out house-hunting, trying to make up for lost time. This means a massive demand for housing.

Though buyer demands are rising, however, the housing shortage hasn’t let up. There are fewer available homes than there are people to buy them. As a result, competition is hot. In many cases this means homes are able to sell quickly and for a very good price.

Less Need for Improvements?

The rising demand and shortage of supply come doesn’t mean you shouldn’t make your home as appealing as possible. Cleaning, updating and in some cases staging your home before listing it still make it more desirable to buyers, allowing you to ask for a higher price.  Even in a low-inventory market these are important elements of listing your home to discuss with your Realtor.
